ADMINISTRATIVE COMMENTS:
The property owners propose an additional accessory structure, a hobby woodcarving workshop, in their backyard, for a total of two accessory structures on the lot. Section VII.3.2.B.2 of Lewisville’s Unified Development Code (UDC) allows a maximum of two accessory structures with an aggregate total not exceeding 500 square feet for lots of 7,501 to less than 18,000 square feet. The subject lot contains approximately 17,332 square feet. The proposed 750-square-foot workshop, together with the existing 120-square-foot shed, would bring the aggregate total to 870 square feet, which exceeds the 500-square-foot maximum. Section VII.3.2.B.4 allows lots of 12,000 square feet or larger to apply for a special use permit (SUP) for up to two accessory structures with a greater aggregate total; consequently, the property owners are requesting an SUP. The Planning and Zoning Commission recommended unanimous approval (4-0) on October 6, 2026.
RECOMMENDATION:
That the City Council approve the ordinance as set forth in the caption above.
