ADMINISTRATIVE COMMENTS:

 

Chipotle is seeking one alternative standard to modify the building orientation required by Section VI.8.1.B.2.a of the Unified Development Code, which requires the longer side of the building to be parallel to FM 407.  The modified orientation will facilitate the construction of a new Chipotle with a drive-thru and the preservation of space for one additional lot for development at the hard corner of FM 407 and IH-35E.  The Planning and Zoning Commission recommended unanimous approval (6-0) on September 2, 2025.

 

RECOMMENDATION:

 

That the City Council approve the alternative standard as set forth in the caption above.
