ADMINISTRATIVE COMMENTS:
Colonial Savings and Loan is proposing to redevelop the northern portion of its lot, formerly a one-story commercial center, into a bank branch. The applicant is requesting the following two alternative standards to address site-specific development challenges related to driveway spacing and an existing 60-foot Brazos Electric Power Cooperative, Inc. easement: a) to reduce the spacing of driveways along South Stemmons Freeway from 300 feet to 116 feet (to the driveway on the adjacent lot to the north), 267 feet (between the two site driveways), and 16 feet (to the driveway on the adjacent lot to the south); and b) to increase the maximum build-to zone along South Edmonds Lane from 10 feet to 48 feet. The Planning and Zoning Commission recommended unanimous approval (5-0) on September 22, 2026.
RECOMMENDATION:
That the City Council approve the two alternative standards as set forth in the caption above.
